How long does a typical villa take to build?

Every villa we build is delivered in 10 – 14 months from breaking ground to handover, regardless of finish tier. Approvals and permits add 2 – 4 months upfront before construction starts.

What is your cost per sq ft?

Our 2026 rates are: Standard AED 350/sqft, Deluxe AED 400/sqft, and Luxury AED 450/sqft. Use our calculator above for an instant tailored estimate.

Do you handle Dubai Municipality approvals?

Yes — we manage every approval end-to-end: building permits, NOCs, MEP submittals, civil defence, and final completion certificate. Click "View Permits" in our calculator to see the official fee breakdown.

Is the price truly fixed or are there variations?

Our contract is fixed-price against the agreed BOQ and drawings. Variations only occur if you request changes mid-build — and any variation is approved by you in writing before work proceeds.

What payment schedule do you use?

Payments are tied to construction milestones — typically: 10–20% on signing, 20% on foundations, 25% on superstructure, 25% on finishes, 15% on snagging, 5% retention. No upfront payment for materials we haven't delivered.

Do you offer a warranty after handover?

Yes — a structural warranty plus a defects-liability period covering MEP, finishes, and joinery. We respond to any warranty claim within 48 hours, and our relationship continues long after handover — every Top One client is a client for life.
